A room-by-room, document-by-document checklist for inspecting an Ibadan rental and confirming the actual charges before any payment.
A listing can help you shortlist a home, but the inspection is where you confirm what is actually there. Save or print this checklist, take it to the property, and write down what you observe. Before leaving for the inspection
Confirm the exact address, map pin, meeting person and agreed inspection time inside Ventry.
Compare the listing title, photos, property type, rent period and disclosed charges with the message from the publisher.
Ask who will open the property and how that person is connected to the landlord or agent.
Tell someone you trust where you are going, especially if the property is unfamiliar.

Does the building, compound, street and unit match the listing photos and description?
Is the location actually the named area, or is a nearby landmark being used as the address?
Which unit is available, and is that the exact unit shown in the media?
Is anyone currently living there, and what move-in date is being promised?
Inspect every room
Open and close doors, windows, locks, wardrobes and kitchen cabinets.
Look for damp marks, active leaks, cracked walls, damaged ceilings, loose tiles and signs of pests.
Test taps, toilets, drains and showers. Ask where the water comes from and observe the actual flow.
Check sockets, switches, light fittings, meter arrangement and any included appliance without assuming they work.
Confirm the advertised number of bedrooms, bathrooms, toilets, parking spaces and usable common areas.
Inspect ventilation, natural light, mobile network reception and noise at the time you visit.
Inspect the compound and route
Check the access road, drainage, parking, waste arrangement, gate and shared spaces yourself.
Test the route you expect to use at the time of day you will normally travel.
Ask which facilities are private, shared, separately metered or covered by a service charge.
Return at a different reasonable time if traffic, noise, water or access could change your decision.
Confirm the real move-in total
Annual rent: confirm the amount, period and start date.
Agency fee: confirm the exact amount, recipient and service provided.
Agreement fee: confirm the exact amount and the signed document you will receive.
Caution fee: confirm the amount, return conditions and allowed deductions.
Service charge: confirm each service, amount, frequency and who accounts for it.
If a fee is missing from the Ventry breakdown, ask the publisher to state it; do not fill the gap with a generic percentage.
Documents and authority to check
Ask for evidence showing who owns the property or has authority to let it. Verify independently where appropriate.
Read the tenancy agreement before signing. Check the parties, property, rent period, renewal, notice, deposit and charge terms.
Confirm the payment account name and collect a traceable receipt for every amount.
Do not treat identity verification as proof of ownership or authority.
Stop and re-check if any of these happen
The unit, photos, location or price changes when you arrive.
You are pressured to pay before finishing the inspection or reading the agreement.
The recipient’s identity, account name or authority cannot be explained clearly.
New charges appear without a written breakdown.
You are asked to move the conversation or inspection payment outside Ventry.
